Phase 2: On-Site Assessment and Documentation (First 60–90 Minutes On-Site)

Entry Condition

Primary technician on-site, safety verified, loss actively being assessed.

Activities

Systematic documentation under ANSI/IICRC S500 Section 10 protocols. Water source confirmation with photographic evidence. Category determination (1, 2, or 3) based on source, standing time, and contamination indicators — written with specific supporting evidence. Class determination (1, 2, 3, or 4) based on evaporation load — written with footprint measurements and material inventory. Moisture readings on 18–24 inch grid across every affected surface, logged by location. Thermal imaging (FLIR E8-XT) of every affected wall assembly for hidden migration detection. Unaffected reference readings captured in undisturbed rooms matched by construction era and material type. Ambient temperature, relative humidity, calculated grain load. Photographic documentation of every affected room, every damaged material, every safety hazard.

Exit Condition and Deliverable

Phase 3: Mitigation and Containment (Hours 1–8 On-Site)

Phase 5: Reconstruction (3 Days to 8+ Weeks)

Activities

Reconstruction is where the affected materials are rebuilt or replaced. Scope varies enormously by loss extent — from a single 24-inch drywall patch on a small Class 1 loss to full basement finish reconstruction on a Class 3 sewage backup.
